Trouble Programming Fortec Lifetiem Ultra

Somebody please help! I have a Fortec Star Lifetime Ultra and I am experiencing major difficulties programming the receiver. I have tried everything and I keep on getting the error message: "Flash Update Fail". I have Windows XP and I am using a 9 pin female to female cable. If anybody out there can offer some assistance it would be greatly appreciated.

Make sure that you have a straight thru cable, not a null modem cable.
Ie pin2-Pin2 and Pin3-Pin3
NOT Pin2-Pin3 and Pin3-Pin2
